Two documents, then the portal opens
The intelligence is the broker's advice to a client. That is why the relationship comes first and the subscription second, on separate paper.
Step 1The advisory and representation agreement
You engage Kerry Thornhill as your broker for the cohorts you care about. It establishes the agency relationship that lets a broker furnish interpreted, scored and curated market intelligence to a client, and it carries the Texas disclosures every brokerage relationship requires. Nothing in it obliges you to buy anything.
Step 2The investor intelligence subscription
A separate, plainly labelled agreement for the weekly product, priced by cohort. It is never bundled into a click-through. Non-exclusive: other investors may subscribe to the same cohort.
Step 3Your portal account
Once both are signed, the broker creates your account and emails an invitation. You set a password, accept the portal's Terms of Use, and see your cohort: this week's targets, the proof card, the playbook and the downloads. Passwords expire every 90 days, as MLS rules require.
What you receive each weekThe feed, the card, the playbook
Every active listing in your cohort, ranked, with the targets lit and each row carrying the listing broker, price per foot, cushion at ask, days on market, price cuts and a playbook score; the back-test proof card for the cohort; and the flip playbook describing the fingerprint of the homes that turned over. The feed is also delivered as a printable report and a working sheet.
